“Modern HVAC and its owner, Franklin Phillips, provide the finest HVAC service I have ever experienced. They respond quickly and explain everything they plan to do and why. We have had two HVAC emergencies (once having our home struck by lighting) and Modern HVAC acted expeditiously to get our system up and running in the shortest amount of time. I wouldn't dream of using anyone else!”

HVAC Service in Waxahachie: What to Know
Waxahachie is the county seat of Ellis County, known for its historic 1897 Ellis County Courthouse and its many Victorian homes, often called the “Gingerbread City.” It is also a fast-growing city, with new neighborhoods spreading out from the historic core along I-35E and US-287.
That mix means very different HVAC needs. Historic homes may have no original ductwork, plaster walls and limited attic space, so ductless mini-splits or carefully planned duct systems are often the best fit. Newer homes typically need efficient, correctly sized central systems and regular maintenance to handle long Ellis County summers. Rural properties outside town often add shops, barns and metal buildings that need their own heating and cooling.
We’re just up the road in Midlothian, so Waxahachie homeowners and builders get quick response from a local, owner-led company.
